Oak Framed Buildings and Building Regulations

In our last post, we briefly covered the issues surrounding planning permission and oak framed buildings. In this post, we'll have a look at the related topic of Buildings Regulations and the installation of our oak framed buildings.

It's an important aspect of the whole planning process, whether you're plumping for one of our popular existing designs of oak framed building, or have commissioned a completely bespoke building design. That's because before we embark on the building of any superstructure, here at Hamlet Buildings we require a certificate or letter from the Building Inspector to verify that the foundations and floor slabs have been constructed to a satisfactory standard. Once we have ascertained the safety and resilience of the foundations, our expert craftsmen are able to begin building in earnest!

Undoubtedly, one of the first questions you'll ask yourself when considering buying an oak framed building is whether you'll need to have the erected building certified by your local Building Inspector. Unlike the complexities of local planning permissions, at present the answer to this question is actually very straightforward, and goes like this:

  1. If your oak framed building is a detached outbuilding and is over 30 sq. metres in volume, then you'll be subject to the control of the Building Regulations.
  2. If your detached outbuilding falls within a 1 metre of a boundary, then again the oak framed building will fall under the control of the Building Regulations and will require an inspection and certification.

Generally extensions such as carports and garages that are under 30 sq. m are exempt from Building Regulations, but we strongly advise that you double-check this as your building or local area may be subject to extra conditions.
